Hard Rock Las Vegas (formerly The Mirage)

Hard Rock International acquired The Mirage from MGM Resorts in 2021 and is transforming the iconic property into Hard Rock Las Vegas. The legendary Volcano show — a Strip landmark since 1989 — is gone, replaced by a brand new Guitar Tower designed to be significantly taller than the original guitar-shaped tower at the Hard Rock Hollywood property in Florida. The original Mirage resort tower will be completely remodeled, along with the pools, casino floor, and the entire concept. The transformation represents one of the most significant rebrands in Las Vegas history — the end of the Mirage era and the arrival of Hard Rock's rock-and-roll identity on the center Strip. The target opening is Q4 2027, with the Guitar Tower serving as the defining architectural statement of the new Hard Rock Las Vegas.

Las Vegas A's Ballpark District

South Strip·Stadium + Mixed-Use Hotel District

The Oakland A's are relocating to Las Vegas and building a 33,000-seat retractable-roof ballpark on the former Tropicana site at Las Vegas Boulevard and Tropicana Avenue. The $1.5 billion stadium is under construction and targeted to open for the 2028 MLB season. The ballpark is just one piece of the project — the surrounding development will include a mixed-use district with a hotel, retail, dining, and entertainment components, but the hotel and commercial components are on a separate and later timeline from the stadium itself. The Tropicana was demolished in October 2024 to make way for the project. This is the most significant south Strip development in years and will fundamentally change the energy at that end of the boulevard.

LVXP Resort

North Strip·Casino Resort (proposed)

LVXP is shaping up to be the most ambitious resort project in Vegas in decades. The proposed development would be the tallest building in Las Vegas and is anchored by an NBA-themed concept — a first for the Strip. Details on the operator, timeline, and exact footprint are still emerging, but the scale and the basketball angle have generated significant industry buzz. If it delivers, LVXP would instantly become one of the defining properties on the north Strip.

Majestic Las Vegas

North Strip·Casino Resort (proposed)

Majestic Las Vegas is a proposed luxury resort on the north Strip. The project has been positioned as a high-end addition to the growing north Strip corridor — the same stretch that now includes Fontainebleau and Resorts World. Specific details on rooms, operator, and opening timeline remain limited, but the project is actively being developed.

Luxury Complex at Las Vegas Blvd. & Elvis Presley Blvd.

A luxury resort complex is planned for the intersection of Las Vegas Boulevard and Elvis Presley Boulevard — near the site of the old Riviera Hotel, which was demolished in 2016. The Riviera site has been used as overflow parking for the Las Vegas Convention Center for years. This new development would bring a major resort back to that stretch of the north Strip. The Drew Las Vegas was once planned for a nearby site before it was ultimately developed as Fontainebleau.

King David Hotel

The King David Hotel is a proposed luxury resort for Las Vegas. Details on location, scale, and timeline are limited, but the project is in active development. The name suggests a high-end positioning that would compete with the top tier of Strip properties.

Inspirada Station

Inspirada Station is the next Station Casinos property, planned for the Inspirada master-planned community in Henderson. Station Casinos has a proven playbook for locals-focused properties — Durango Casino & Resort (opened 2023) is the most recent example. Inspirada Station would serve the rapidly growing residential communities in the southwest Henderson area. Not a Strip resort, but a significant addition to the locals casino market.

DREAM Las Vegas

South Strip·Boutique Hotel (proposed)

DREAM Las Vegas was announced as a boutique hotel development on the south Strip — a non-gaming, lifestyle-oriented property that would bring the DREAM Hotels brand to Las Vegas. The project has had an uncertain development timeline. As of 2026, the status of the project is unclear. If it moves forward, it would be one of the few boutique non-gaming hotels on the Strip.

Las Vegas Diamond Arena

Las Vegas Diamond Arena is a planned 21,000+ seat multi-purpose arena at the intersection of Las Vegas Boulevard and Four Seasons Drive, directly across from Mandalay Bay. The project is widely understood to be the future home of an NBA expansion team — the league has made no secret of its interest in Las Vegas, and a purpose-built arena of this scale at this location would be the anchor that makes a franchise viable. The site is strategically positioned at the south end of the Strip, with direct freeway access and proximity to the airport. If the NBA expansion vote goes through as expected in late 2026, Las Vegas Diamond Arena would become one of the most significant sports and entertainment venues in the country.

New Fertitta Strip Resort

Tilman Fertitta — the Houston Rockets owner and Landry's restaurant empire founder — has been associated with a proposed Las Vegas Strip resort. The project has been on hold. Fertitta has the resources and the hospitality track record to build a serious Strip property, but complications from being lead shareholder in Wynn Resorts and currently serving as the United States Ambassador to Italy and San Marino have put the project on indefinite hold.
